We were commissioned in January 2013  to carry out a complete property remodel on this unloved true bungalow situated in beautiful countryside approximately 5 miles east of Chorley, Lancashire. The property sat in approximately 5 acres of grounds deep within the Greenbelt which also posed problems with volumetric increases with the local authority, however through forward thinking design and negotiations we were able to meet the client’s requirements.

The brief was to create a modern two storey house retaining as much of the existing traditional roof as possible with one eye on the budget, whilst totally modernising the external appearance and internal living space at the same time. Well, we like a challenge and this certainly was a challenging project but we would like to think that the completed photos do the project justice.

The property was completed early in 2014 and comprises 5 Bedrooms, two of which are en-suite, a sizeable Kitchen/Family room, a Games room and remodeled main entrance with new staircase leading to the first floor bedrooms. The external appearance is modern/contemporary with vaulted ceilings and modern aluminium cathedral windows taking in the stunning views surrounding the property. The original lounge position was retained to the front of the property with a corner window to maximise the daylight and outlook, over the top of the lounge was the master bedroom suite which boasted a walk out balcony,a  walk through dressing room and luxurious bathroom.

We are incredibly proud of the finished scheme which retained approximately 80% of its original structure which was then completely rendered to add the finishing touch to the existing uninspiring 1960′s brickwork. The end result is a stunning 21st century house suited to the modern way of life.

Woodlands Group 55 Bed Care Home, Westhoughton, Bolton

This is a current construction project scheduled for completion in Spring/Summer 2015. We have been commissioned to provide the construction stage drawing package and project management assistance along with 3D visualisation images and videos.

The building will provide specialist dementia care for 55 residents set over 2 floors on the site of the former Red Lion public house car park in the centre of Westhoughton. We are also working on plans for the redevelopment of the adjacent public house into 18 care assisted apartments to be used inconjunction with the care home.

Both projects have a construction value of approximately £4 million. At the time of writing (June 2015) there are just 4 weeks to go until the grand opening.

3800 sq ft New Build House : Astley, Manchester

We were commissioned to design and oversee the construction (including mortgage certificate CML sign off) of this bespoke 3800 sq ft dwelling back in December 2012 for a private client, the house is now build-complete as of October 2014 with the external landscaping works scheduled to take place spring 2015. This property really is a dream home with a vast Kitchen/Family/Dining space with two sets of 6m wide folding sliding doors accessing an indian stone raised patio looking out on the ample garden and stream beyond.

A grand lounge with feature fireplace, study, utility/plant room and downstairs cloaks make up the rest of the ground floor accessed off the sizeable hallway. To the first floor are 4 spectacular bathrooms and 3 bathrooms and a games room, bar room and home cinema room to the loft space. Externally an oversized double garage is accessed via a gated entranceway and this house is now arguably one of the finest new homes in the area.

This truly is a house to be proud of.

A Complete overhaul of a 1970′s detached dormer bungalow into a real Grand Design.

The project basis took a typical 4 bed detached dwelling with reasonable internal space and brought it up to date with a bang. A real transformation into an ultra contemporary des-res on this leafy suburban street in Cheshire.

Still in construction but very near to completion, features include Cathedral style aluminium framed windows, glazed staircase, 7m wide sliding doorsets to rear kitchen and much more. More photos to be added as the build is finished.

PassivHaus Self Build House, Chorley

We were commissioned to design this project around two years ago back in Summer 2011. The brief was to create a replacement dwelling mimicing the original detached house which was built by the client’s relatives back in 1947 but with a few extras. It would be constructed to comply with the Code for Sustainable Homes Level 6… THE HIGHEST LEVEL….The client also requested that it was to be brick and block built which added a further challenge and lastly they wanted it approx 100 percent larger than the existing house which would be near impossible given its location within Greenbelt land.

Two years on however and through careful negotiations with the Local Authority, the property is build complete and has met all of the required achievements. The house sits well within its self contained 2 acre small holding and provides highly efficient running costs. Items unique to this project included a 120 metre deep 300mm diameter natural water borehole to obtain natural drinking water and provide pre heated water for the Ground sourced Heatpump boiler systems, Walls were 500mm thick with 300mm of cavity insulation on a footprint orientated for maximum sunlight, Solar PV systems, Air Heat recovery systems and an airtight build all small learning curves in their own right. Now practically complete and is believed to be the first traditional masonry built CfSH level 6 Passivhaus in the North West and one of only a handful in the country. A great achievement and two very satisfied clients, its been a pleasure.
