PassivHaus Self Build House, Chorley

We were commissioned to design this project around two years ago back in Summer 2011. The brief was to create a replacement dwelling mimicing the original detached house which was built by the client’s relatives back in 1947 but with a few extras. It would be constructed to comply with the Code for Sustainable Homes Level 6… THE HIGHEST LEVEL….The client also requested that it was to be brick and block built which added a further challenge and lastly they wanted it approx 100 percent larger than the existing house which would be near impossible given its location within Greenbelt land.

Two years on however and through careful negotiations with the Local Authority, the property is build complete and has met all of the required achievements. The house sits well within its self contained 2 acre small holding and provides highly efficient running costs. Items unique to this project included a 120 metre deep 300mm diameter natural water borehole to obtain natural drinking water and provide pre heated water for the Ground sourced Heatpump boiler systems, Walls were 500mm thick with 300mm of cavity insulation on a footprint orientated for maximum sunlight, Solar PV systems, Air Heat recovery systems and an airtight build all small learning curves in their own right. Now practically complete and is believed to be the first traditional masonry built CfSH level 6 Passivhaus in the North West and one of only a handful in the country. A great achievement and two very satisfied clients, its been a pleasure.

Bespoke House Remodelling

We were proud to be involved in this fantastic scheme in the Merseyside area completed in Autumn 2011, turning a tired family home into what can only be described as a Grand Design property. We had to work closely with the council planners in this area to be sympathetic to the existing dwelling and surrounding mature properties.

A £500,000 renovation and expansion scheme ensued providing bespoke contemporary living space with a fantastic new family kitchen and dining room, two additional crash pad bedrooms, each with its own separate living quarters, a large home office and a detached three car garage plus external landscaping and security measures to bring this house right into the 21st century.

Foxglove Cottage, Bowness on Windermere

Foxglove Cottage, Bowness on Windermere

We were commissioned on this project back in 2008 to provide a 2 storey extension to a listed cottage (Foxglove Cottage) in Bowness on Windermere in the Lake District National Park, a beautiful part of the UK and a tourist hotspot.

The property is used as a holiday let and the owners were looking for increased living space and more usable sleeping arrangements to in turn increase revenue returns. The council approvals and construction stages were all dealt with prior to the busy holiday let periods. The use of local sustainable materials and finishes were required to ensure old met new perfectly.

Planning permission works in a National Park can take much more time to obtain but thankfully this project went smoothly thanks to experience on similar projects and ensuring the correct information was supplied to the governing authority.

6 New Build Houses, Atherton

We were commissioned by Hesketh Bank Property Developers to obtain Planning permission and Building regulations approval for a residential scheme on a piece of former public open space land enclosed on three sides in an urban area in the Wigan Borough. The approval included the creation of a new highway and the diversion of a footpath and the scheme is known as Hillside Court.

We turned what was a tricky site into a £750,000+ property portfolio of 6no. 3 bedroomed family houses surrounding a central courtyard accessed via a private roadway, this scheme was finished in 2009 and we have gone on to provide many further housing scheme designs for the developer.

New Build House, Leigh

A £200,000 3 bed detached house was created in the side garden of an existing house in Leigh, Greater Manchester. This project was completed in 2010 and provided a very good sized family home with open plan living on what was previously the large side garden of the semi detached house seen in the photos.

We were appointed to handle the scheme from initial planning submission to project management completion and this client has now gone on to use our services again for his next, more ambitious self build project – details to come soon (Autumn 2014)
