We can get involved to such a degree as you wish and will guide you through the planning permission and design process from start to finish. We will act as the appointed Planning Agent when submitting Planning Permission applications on your behalf to take care of the complicated bits as a standard duty. The planning process for a home extension is usually an eight week timescale from submission of drawing to hopeful approval. Our planning drawings are usually prepared within two to three weeks following a site survey so the whole process can be handed to a contractor on site within 3 months from your first conversation with us.

We can also advise you of good quality contractors in your area who will also make the construction procedure as hassle free as possible.

Planning Permission

Planning Permission is not always needed for minor alterations, Permitted Development rights for homeowners were relaxed somewhat in October 2008 although there are certain instances when Planning Permission is required such as homes in conservation areas or larger extensions above the permitted sizes which may impact on neighbours.

These rules have since been relaxed further in May 2013, for a temporary period the length of ground floor rear extension allowances has doubled.

Building Regulations

Your extension project may not require Planning Permission but it WILL require Building Regulations approval. This is to ensure any changes made to your home are structurally safe, protected from fire risks, are energy efficient and have adequate ventilation.

This is a complex area which has your health and safety at heart so if you have any doubts about regulation queries, don’t leave it too late. Consult with your local authority or give us a call to discuss your project.
